A Tiny Luxury Tiny Home Community with Custom Tiny Homes
Monarch Springs Ranch is a new luxury tiny house community for active adults located just 1 hour north of Dallas on a scenic wildlife preserve. We are a private, exclusive, gated, tiny house community for 55+ active adults. With just 12 lots on 20 beautiful wooded acres, enjoying a 5-acre fully stocked pond, 3 docks, a community garden, shared green spaces, fire pits, a dog park, walking and hiking paths and fields of wildflowers. The community design provides the sense of community of yesteryear. Homes with large front prorches surround a shared park space, with walking paths and communal areas designed with the objective of easily connecting with nature and your neighbors on a daily basis.
We are close to farms including Good Earth Organic Farm as well as golf courses, hospitals, community colleges, medical centers. We are just 12 miles north of Greenville, the Hunt County Seat. The McKinney Town Square and the city of Sherman are within 40 minutes . And we are close to four lakes: Bois D'Arc Lake, Lake Lavon, Lake Ray Hubbard and Lake Tawakoni are within 30-40 minutes. Casinos and entertainment are close with Chocktaw Casino Resort and Dallas less than an hour away. Monarch Springs Ranch is the perfect place for a full time home or for a second home staycation retreat.

Monarch Springs Ranch was founded in 2019 by Cindy and Joseph Tempesta with a single mission: Create a sustainable, private, gated, micro home pocket community on our 20 Acre Wildlife Preserve.
With an abundance of butterfly and wildflowers the ranch also has deer, birds, water fowl and a fully stocked pond to enjoy. We want to share this beautiful ranch and return to the healthy sustainable lifestyle with our community--Monarch Springs Ranch was born.

What are your community design objectives?
Monarch Springs Ranch is a micro home pocket community and agihood. This new innovative design is the future of innovative sustainable housing. The community is first and foremost designed for people rather than cars. With a centrally located green space, vs street down the middle and a private entrance into the neighborhood. It is not a neighborhood of several hundred households, but a dozen or so neighbors in a cluster of cottages who share common spaces with front porches facing a shared central courtyard.
With our community raised bed gardens, and stocked pond we are creating an agrihood--which are developments with community farming. Our mission is for residents to have the ability to grow their own produce in a community garden creating a healthier, lower cost of living sustainable community.. We can also look to expand to include goats and organic eggs and chickens based on community interest.
What type of homes are allowed in Monarch Springs Ranch
We are an extended stay Tiny Home on Wheels Development. The maximum square footage of a tiny home is 400 sf not including lofts, porches or decks. Homes need to comply with Reg Q or RVIA Standards as well as meet our community standards. The homes will be set, blocked and skirted upon arrival.
Is it a secure, gated community?
Yes, Monarch Springs Ranch is a private gated community. All residents will complete a background and credit check..
Is this a 55+ Community?
Yes we are a 55 and over active adult community. As a 55 and over community we can accept 2 households under 55.
How is Monarch Springs Ranch different from its competitors?
Monarch Springs Ranch is a 55+ Community offering upscale yet affordable, sustainable housing in a park like setting. We are unlike any development in the Dallas metroplex. A pocket community, agrihood in a wildlife preserve for the 55 and over community. We are working with premier custom home builders in building unique custom tiny home cottages in our development which will provide exceptional quality, design and value in your custom home and community.
What utilities are available
Electric, septic, water, high-speed internet and trash services. Electric Services are 100 Amps. We will provide septic, water, trash service, and lawn services. High speed internet and electric are billed seperately.
How big are the lots?
Our tiny home development design is a pocket community within a wildlife preserve agrihood. Our lots are a minimum of 30x60 allowing room for indoor outdoor living with large front porches, decks, pet fencing and shared community green spaces and walking paths.
Are pets allowed?
We welcome pets, with a maximum of 2 pets per household.. We will have a community dog park and there will be standard community breed guidelines and rules in place for our pet owners.
Are background checks required?
Yes at the time of the application a background check will be required.
Do I have to pay property tax at Monarch Springs Ranch?
You do not have to pay property taxes which is a great benefit.
What about storage
Storage Units will be available on the property.
